This 3,200-square-foot coastal home in Cardiff-by-the-Sea, California, underwent a transformative whole-home remodel, which created modern aesthetics while maximizing the serene ocean view. Initially featuring an outdated brown kitchen, the renovation required meticulous planning to improve the use of space and functionality.
A significant aspect of the redesign involved removing a section of the kitchento increase door and window access, enhancing natural light and outdoor connectivity. The renovation faced some resistance to breaking away from traditional layouts, but the end result validated the innovative approach. The project not only made effective use of limited space but also catered to modern living needs, making it a successful endeavor in both form and function.

An integrated table eliminated the need for an additional three-foot walkway, thus reclaiming valuable space. This design choice also doubled the depth of the kitchen island to accommodate storage and daily use, without obstructing access to kitchen amenities.
Smart Space saving with integrated dining table
One creative solution for optimizing the space was the integration of a dining table into the kitchen area. Due to spatial constraints and the need to maximize storage and prep areas, a separate dining space was not feasible.

We were originally only the builders, but we offered to take over the design process and reassured the homeowner that a good design isn’t solely about an impressive portfolio but about listening to the client’s needs and budget constraints. Upon taking over, we re-specified every aspect of the design— from tiles and flooring to cabinets— saving the homeowner around $100,000. Even better, the homeowner ended up preferring the final, budget-friendly choices to the original, more costly options. Overall, the renovation became a success through sensible design decisions and attentive budget management.
Transformative Design saves homeowner $100,000
The initial idea was to convert this existing indoor area into an indoor/outdoor space. However, we advised against this costly structural change, arguing that the space would serve the homeowners better if it remained indoors. The area in question now stands as one of the most appealing parts of the home, complete with high ceilings and large doors that offer flexibility— it can feel like an outdoor space when the doors are open and a cozy interior when closed. Additionally, the bathroom features a trough sink to solve the challenge of wanting two faucets but having limited space. A trough sink accommodates multiple faucets without requiring the room that two separate sinks would need, making it an efficient design solution for smaller areas.
Maximizing spa luxury in a compact bathroom
In this bathroom, the homeowner desired a Japanese soaking tub, which is small but deep, allowing for a spa-like experience even in a compact bathroom. This choice maximized space while meeting the homeowner’s preference for a deep soak.
The homeowners, who are world travelers, incorporated unique pieces from their journeys to create a vibrant interior. Modern touches include grouping windows in threes and opting for rectangular shapes. The master bedroom features a private deck with laser-etched metal panels that provide privacy while adding a decorative element.
Balancing light and privacy
Since this is a bustling Cardiff neighborhood, this home was redesigned to balance the need for natural light with privacy. Aftermarket film was applied to the bathroom windows to obscure the lower 75%, allowing light to filter through while ensuring privacy. The living rooms differ by floor: the downstairs one offers a cozy, intimate setting, while the upstairs focuses on expansive views.
